INTRODUCTION:
With as much computerization that has taken place in the Banking Industry
you would think that the "CLERICAL ERRORS" would be completely eliminated.
DON'T BANK ON IT ! ! !
This program will prove to be a most valuable addition to the financial
program library of:
Those people whose mortgage travels from lender to lender and the
only statement they receive is the year end reporting to the IRS.
Multiple property owners looking for a single source info center
as this program will track up to 99 mortgages per year.
Those people receiving monthly statements to compare and verify
the principal balance and escrow balance.
Please take heed that the current lender's records are always considered
correct "OVER" yours and it's not the time to discover "CLERICAL ERRORS"
at closing when you sell your property.
The purpose of this program is for personal recordkeeping and the author
assumes no responsibility for any disputes or losses.
It is the responsibility of the property owner to maintain proper records
and to communicate with the lender as needed to keep the accounts
in proper balance.
Please take note that if your mortgage account gets transfered to
another lender before the "CLERICAL ERROR" is discovered and corrected
it is very difficult to get the new lender to make corrections, even
with proof of payment.
Hopefully you will never encounter a "CLERICAL ERROR" problem, however,
should you have it happen to you, hopefully with the aid of this program
be able to discover it and have it corrected immediately.
Should you find this program of value and you use it I urge you to
register it for a registration fee of $35.00.
Upon receipt of registration payment the registered user will receive
a printed manual and latest version program disk.
The registered version of this program will provide the user with
password protection and editing features in addition to the latest
version program.

QUIKSTART:
Copy all the files to your Hard Disk or to a formatted diskette.
Begin the program by typing MORT then <<ENTER>>
The program will only ask you once if color or mono and drive configuration
from then on it will remember, unless you reset it.
Go to option 1 - SYSTEM/PRINTER CONFIGURATION
The initial control characters are for people using a Panasonic KXP1124
in Epson LQ2500 Mode. If your printer is different then verify control
characters and input the proper control characters for your printer.
Go to option 4 - AMORTIZATION CALC
Print an amortization schedule from this program and compare it to your
amortization schedule for exactness.
*** DO NOT USE THIS PROGRAM IF YOUR AMORTIZATION SCHEDULE IS NOT EXACTLY
THE SAME AS THE ONE THIS PROGRAM PRINTS OUT ***
Go to option 2 - CREATE/CLEAR HISTORY FILES
Select 1-CREATE to create the necessary files for this program to run.
Go to option 3 - MORTGAGE INFORMATION
Go to option 1 - BEGIN NEW LENDER/MORTGAGE
Enter all the requested information.
Go to option 4 - GO TO PAYMENTS/REPORTS MENU
Go to option 1 - SELECT ACCT/LENDER/YEAR
You must do this before entering any payments.
Go to option 3 - PAYMENTS
You must make at least one payment in order to print any reports.
You may select any menu or option from this point on, howver, you may not
edit lender information, or change LENDER/ACCT/YEAR found in the
MORTGAGE INFORMATION MENU.
To best use this program to the fullest it is recommended that you begin
entering your mortgage payments from the beginning, however, the program
will work by entering a current principal balance. Please note that
there is no provision for entering past history payments prior to
the beginning balance you enter when beginning a mortgage file.
You may enter up to two lines of messages with 100 char/line for the
the payment statement. (Note: Screen entry is 4 - 50 char lines)
You may adjust the Escrow amount - option 4 in the PAYMENTS/REPORTS MENU
I hope that you find this program to be as useful and important as I have.
You may print a registration form from option R found in the MAIN MENU
or you may use the registration form which follows on the next page to
register this program.
